Limited Visual Inspection:
 Ducts, Vents & Flues:
   
gray flex ducts.jpg (29759 bytes) These A/C Heating ducts have failed.
   
crushed ducts.jpg (33442 bytes) These ducts are crimped. This reduces the air flow through the duct.
   
stacked ducts.jpg (42735 bytes) These ducts are stacked. When the A/C unit running you can rake water out from between the ducts!

This photo shows water running out from between two ducts.

 
   
exposed wiring return air.jpg (24753 bytes) This is a return air chase with wiring exposed.  If a fired occurred in this return air chase poisonous gases would be distributed throughout the structure.    
   
gasline through vent pipe.jpg (31819 bytes) This is a gas line running through a kitchen exhaust vent pipe. This is a real fire hazard.
   
scorched shingles.jpg (31640 bytes) This is scorched wood shingles and roof rafters. This furnace flu vent pipe is too close to combustible material and does not extend through the roof. Were not sure why the home did not burn down.
